  17. For inherited Land , ID Proof and any other documents to establish relationship as mentioned in Bansawali

1. Title Deed (Sabse Important) 

  • ➢ Seller hi asli malik hai ya nahi
  • ➢ Title clear aur dispute-free hona chahiye
  • ➢ Joint property hai to sab owners ki consent zaroori hai

 

2.  Chain Documents (20–30 saal)

  • ➢ Pichle 20–30 saal ka ownership record check karo
  • ➢ Beech me koi illegal transfer ya gap nahi hona chahiye

 

3. NON Encumbrance Certificate (NEC)

  • ➢ Check karo ki: ○ Loan to nahi hai ○ Court case to nahi hai
  • ➢ Minimum 15–30 saal ka EC nikalwao

 

4. Land Use (Sabse Zaroori for Plot)

Ye confirm karo: Agricultural land hai ya residential 

Agar agriculture land hai:

  • ➢ Kya residential conversion (DLR/CLU) hua hai? 
  • ➢ Bina conversion ke ghar banana illegal ho sakta hai

 

5. Plot Layout Approval

  • ➢ Local authority se approved layout hona chahiye
  • ➢ Illegal plotting (kachha layout) se bachke raho

 

6. Property Tax Receipt

  • ➢ Latest tax paid hona chahiye
  • ➢ Koi pending due nahi hona chahiye

 

7. Mutation Certificate (Dakhil Kharij)

  • ➢ Ye proof hota hai ki property government records me seller ke naam par hai
  • ➢ Bihar me ise mutation/dakhil kharij bolte hain

 

8. Survey & Boundary Verification

  • ➢ Actual plot location verify karo
  • ➢ Map (naksha) aur ground reality match karni chahiye
  • ➢ Kabhi-kabhi plot alag jagah dikha dete hain

 

9. Bank Loan Check

Agar plot par loan liya gaya hai:

  • ➢ Bank se NOC (No Objection Certificate) lo
  • ➢ Ensure karo ki plot mortgage-free ho

 

10. Road Access & Right of Way

  • ➢ Plot tak legal rasta hai ya nahi
  • ➢ “Rasta ka jhagda” future me bada issue ban sakta hai

 

11. Local Risk Check

  • ➢ Flood area hai ya nahi (Bihar me important)
  • ➢ Government acquisition ya road plan to nahi hai
